What the house numbers say
Space costs less on Westwood Plateau. A Burke Mountain buyer pays $581 for each square foot the median house offers, and a Westwood Plateau buyer pays $466. That is $115 less, or 19.8% less. The Westwood Plateau house is 20.8% larger at the median, and its lot is 57.9% larger.
The extra space comes in an older house. The median Westwood Plateau house was built in 1995, and 44 of the 66 listed were built between 1980 and 1999. A house of that age may be in excellent condition, or it may soon need several expensive repairs at once: roof, windows, furnace, hot water tank, pipes and drainage. Ask for receipts and the installation date of each, and read our home inspection checklist before you book an inspector.
Newer houses bring a warranty. On Burke Mountain, 42 of the 70 listed houses were built in 2015 or later, and 14 of those give a build year of 2026 or later. BC Housing states that a new home carries a minimum of 2 years of coverage on materials and labour, 5 years on the building envelope and 10 years on the structure. Our new-home warranty explainer shows how to check what is left on a house built a few years ago. A buyer of a brand-new house also pays GST, covered in our GST on new construction guide.
Suites are described differently. Of the Burke Mountain houses, 29 described a legal suite and 11 an unauthorized one. Of the Westwood Plateau houses, 4 described a legal suite and 27 an unauthorized one. These are the sellers' own descriptions. The City of Coquitlam says that all secondary suites require building permits to be legal and that an owner with an illegal suite must legalize or remove it and can be fined. If rent is part of your plan, ask for the permit and tell your lender about the suite.
More Westwood Plateau sellers have lowered their price. 22 of 66 Westwood Plateau houses (33.3%) asked less than their first list price, against 12 of 70 on Burke Mountain (17.1%). Median days listed were 66.5 on Westwood Plateau and 53 on Burke Mountain.

What Burke Mountain is still building
A buyer on Burke Mountain buys the neighbourhood as it is now, and the neighbourhood the City plans. Each item below comes from the City of Coquitlam:
- The Burke Mountain Community Centre had its official groundbreaking on May 12, 2026 and is expected to open in 2029. The plan includes a six-lane lap pool, a leisure pool with a lazy river, a double gym, a fitness centre and a new library branch.
- The Burke Mountain Middle/Secondary School is listed as under construction. The City gives no opening date. School District 43 decides which addresses it serves.
- Burke Mountain Village is planned on 39 acres with a grocery store and, by the City's figure, 120,000 square feet of shops and offices. The City publishes no date, and the developer decides the final amount of retail space.
Living next to a building site means trucks, noise and closed sidewalks for a time. Walk the street at rush hour and ask what the City allows on the empty land beside the house.
