Port Coquitlam
Glenwood: the largest single-family area in Port Coquitlam
Glenwood is the board's largest single-family sub-area in Port Coquitlam, sitting north of Lougheed Highway between the Coquitlam River to the west and Coast Meridian Road to the east. Most of the houses were built in the 1960s on lots around 7,000 square feet, with tall fir and cedar trees lining quiet streets.
Because the stock is older and the lots generous, Glenwood tends to sit at the lower end of Port Coquitlam prices. About half of the houses listed here describe a suite, which is common in a neighbourhood where families often added basement accommodation over the decades. The West Coast Express station on Shaughnessy Street is roughly a 15-minute walk from much of the area.

Five things to check before buying in Glenwood
- Whether the suite has a permit
- About half of the Glenwood houses listed here describe a suite. Port Coquitlam requires a permit for every secondary suite and, separately, a development permit for a secondary suite created inside a house built before 1993. Ask the seller for both, and check the permit records on PoCoMAP with the property address before you negotiate on the basis of suite income.
- What the lot allows under the new multi-unit rules
- Port Coquitlam allows three to six small-scale units on most RS-zoned lots without rezoning. The exact number depends on lot size and whether the address is within 400 metres of frequent bus service, which applies to parts of Glenwood near Lougheed Highway. Check the Zoning Bylaw and ask the City's Planning Department what the rules allow for a specific address before you pay for potential that is not confirmed.
- The age of the house systems
- Most Glenwood houses were built in the 1960s, which puts electrical panels, plumbing and heating systems past the point where they typically need attention. Ask your home inspector to report on the age and condition of the electrical panel, the plumbing material throughout the house, and the heating system. These repairs are more disruptive to schedule than cosmetic work, so get contractor estimates before you complete.
- The route to work and services
- Five West Coast Express trains run westbound toward downtown Vancouver between 6:04 a.m. and 8:04 a.m. on weekdays; five return eastbound between 4:24 p.m. and 6:54 p.m. If your commute does not fit those windows, plan your route using TransLink's trip planner from the actual property address, at the hour you would travel. The nearest SkyTrain is Coquitlam Central Station, which requires a bus connection.
- Flood construction levels on lower lots
- Some Glenwood lots sit close to the Coquitlam River floodplain. PoCoMAP shows whether a property is in a flood construction level area. If it is, a secondary suite permit application will require a floodplain covenant review. Check this early in the process rather than after you have already negotiated the suite income into your offer.
Getting around from Glenwood
The Traboulay PoCo Trail, a 25-kilometre loop around Port Coquitlam, passes through the area. The downtown section follows the Coquitlam River and connects to Gates Park, Lions Park, and the Coquitlam River/Hyde Creek gravel section north of Lougheed Highway, where salmon return in autumn.
By bus, TransLink routes along Lougheed Highway and Shaughnessy Street connect Glenwood to Port Coquitlam Station and Coquitlam Central Station. Check specific connections using the trip planner from the address you are considering.

If you are selling a Glenwood home
Buyers comparing older bungalows in Glenwood with newer homes elsewhere will weigh lot size, suite potential and price per square foot against the cost of updating older systems. Have your permit records for any suite ready, and know what work the house needs so you can answer questions before they stall an offer.
The multi-unit housing rules are a selling point for some buyers: a Glenwood lot large enough for four units is worth more to a developer than one that only allows one. Know what your zoning allows before pricing the home.
