Northeast Port Coquitlam

Oxford Heights: Hyde Creek and the hillside behind central PoCo

Oxford Heights covers the hillside northeast of central Port Coquitlam, between Coast Meridian Road to the east and the Hyde Creek drainage to the north. Most houses were built in the early 1970s on lots around 6,700 square feet, on streets that climb gently from the flat areas near Lougheed Highway.

The neighbourhood's anchor is Hyde Creek Recreation Centre at 1379 Laurier Avenue, a full aquatics facility with a six-lane lap pool, a leisure pool with a water slide, a gymnasium, squash courts and a fitness room. A walking trail follows Hyde Creek itself, a stream where salmon return to spawn in autumn — one of the few accessible salmon streams in the Tri-Cities area.

Hyde Creek and the trail

Hyde Creek flows from the slopes of Burke Mountain in Coquitlam through Oxford Heights and south toward the Coquitlam River. The Oxford Heights Loop is an accessible, family-friendly trail that follows the creek through a forested ravine. In autumn, coho and chum salmon return to spawn in the creek, and the trail provides close views of the spawning activity.

The creek corridor is protected greenspace, which means it defines the edge of development in the neighbourhood and provides a permanent buffer between Oxford Heights and the streets of Glenwood to the south. For a buyer, a house backing onto the greenway has permanent privacy from that direction, and the trail entrance is often within a few blocks of most Oxford Heights addresses.

Things to check before buying in Oxford Heights

The age of the house systems
Oxford Heights houses were built mainly in the early 1970s. Ask the inspector to check the electrical panel amperage and wiring type, the supply and drain pipe materials, and the age of the forced-air furnace and hot-water tank. Early-1970s construction may still have original galvanized supply pipes or aluminium branch-circuit wiring. Know what needs updating before you finalize your numbers.
Suite permit records
About 40% of Oxford Heights houses listed here describe a suite. Houses built before 1993 require both a building permit and a development permit for a secondary suite in Port Coquitlam. All Oxford Heights houses fall into this category. Ask the seller for both permits, and verify them against the permit records on PoCoMAP.
Proximity to Hyde Creek and the ravine
Some Oxford Heights lots back onto the Hyde Creek corridor or slope toward the ravine. For lots adjacent to the creek, ask the City whether a watercourse setback applies, and look at how the lot drains in heavy rain. A home backing onto the trail greenway may have a protected view but also a boundary defined by the City's riparian setback rather than a standard property line.
The bus connection for commuting
Oxford Heights is further from Port Coquitlam Station than Glenwood or Central PoCo. Bus routes along Coast Meridian Road and Prairie Avenue connect to the station, but the trip is longer. Use TransLink's trip planner from the specific address at your travel time before you assume the commute is comparable to a home closer to the station.

If you are selling an Oxford Heights home

The recreation centre and the trail are genuine advantages that buyers from other parts of the city may not know about. A buyer choosing between Oxford Heights and Glenwood needs to understand what Hyde Creek Recreation Centre and the salmon trail add to daily life. Walk them through both on the first visit.

Most Oxford Heights houses were built before 1993, so be prepared to produce the suite permit and the development permit if you have a suite. A buyer who plans to use suite income will ask for both.
