Coquitlam East, next to the Riverview lands
Coquitlam East is the band of residential streets between Mundy Park and the old Riverview Hospital lands. Its listings run along streets such as Riverbend Drive, Riverview Crescent and Bromley Street, and a group of streets named after British Columbia lakes and mountains: Sicamous Avenue, Atlin Place, Tatla Place, Alouette Drive and Monashee Court.
What makes it different is its neighbours. On one side is the City's 178 hectare Mundy Park. On the other is a large area of provincial land whose future is being planned now. A house here can be affected by both.

The Riverview lands and why they matter here
The hospital grounds at Riverview have a new name. On March 10, 2021, BC Housing announced that the Riverview lands were renamed səmiq̓wəʔelə, which means "The Place of the Great Blue Heron" in the Kwikwetlem language. The same announcement started a master planning process led jointly by the Province, through BC Housing, and Kwikwetlem First Nation.
A master plan decides what gets built on a site, where, and in what order. On land of this size next to a residential neighbourhood, those decisions can affect traffic, views and services on the streets beside it. Check BC Housing for the plan's current stage.
If you are buying a house on a street that backs onto or looks at the Riverview lands, read the latest published material from BC Housing and the planning partners, and note the date on it. Treat anything planned as a future possibility, separate from what exists when you move in.

- Metro Vancouver's regional park along the Coquitlam River, known as Colony Farm Regional Park until it was renamed on July 1, 2023. Its trails include the Garden Trail, 1.4 km return, and the Sheep Paddocks Trail, 3.8 km return from the Mundy Creek parking lot. The Millennium Bridge crosses the river between trails.

- The City's 178 hectare park, with a 5.5 km path around it, two lakes, an outdoor pool and a fenced off-leash dog area. From the west side of Coquitlam East, some streets are a short walk from its trails.
- Streets with British Columbia names
- Many streets in the listings area carry the names of lakes and mountains in the province. Most of the houses for sale on them were built in the 1980s and 1990s.

If you are counting on rent from a suite
Before you rely on suite income to qualify for a mortgage or to make the payments, find out whether the suite has a City building permit. The City of Coquitlam says every secondary suite needs one to be legal, and that an owner found with an illegal suite must make it legal or remove it and can be fined.
