Below Westwood Plateau

Scott Creek: new townhomes beside 1980s houses

Scott Creek is a small board area below Westwood Plateau. Its listings sit on Brewster Drive, Hudson Street, Nash Drive, Johnson Street, Durant Drive and Delahaye Drive, all with V3B postal codes.

Two very different things are for sale here at once. The townhomes are new: at the last count six of the seven listed gave a build year of 2015 or later, and the median was the current year, which means homes that are finished this year or still going up. The houses are not new at all, with a median build year of 1988 and a median listed size above three thousand square feet.

So the choice here is unusually stark. A new townhome with warranty and no history, or a large family house from the late 1980s with thirty-odd years of maintenance behind it.

Buying a townhome that is not finished yet

When a listing gives a build year of the current year or later, you are often buying a home that is not finished, or one that was finished weeks ago. That changes the purchase in ways a resale does not prepare you for.

The deposit is paid on a schedule rather than in one go, and it is held in trust. Completion dates move, because construction dates move. The home is covered by the BC new home warranty, which runs from a fixed start date rather than from your purchase, so ask what that date is. And GST applies to a new home in a way it does not to most resales.

None of this makes a new townhome a worse buy. It makes it a different contract, and the contract is where the risk sits.

Before you buy in Scott Creek

Which of the two markets you are in
A new townhome and a 1988 house are different purchases with different risks. Decide which one you are comparing before reading any figure for the area as a whole.
The warranty start date
BC new home warranty periods run from a fixed date, not from your completion. Ask for the date in writing so you know how much coverage is left.
GST on a new home
A newly built home usually attracts GST. Confirm whether the asking price includes it, because on a home at this price the difference is large.
The deposit schedule
On a presale, deposits are staged and held in trust. Read the schedule and the cancellation terms before you commit to the first one.
