Central Coquitlam: an old house or a rebuild, on the same street
Central Coquitlam sits in the middle of the city, around Mundy Park, and is mostly family houses. Listings filed under it run along streets such as Nelson Street, Howie Avenue, King Albert Avenue, Dansey Avenue, Mundy Street and the east end of Austin Avenue.

Mundy Park, the centre of the neighbourhood
The City describes Mundy Park as a 178 hectare park and trail system. A 5.5 km multi-use path runs around it, and inner trails circle Mundy Lake and Lost Lake. It has ball diamonds, a lacrosse box, a nine-hole disc golf course, a playground, a sheltered picnic area and an outdoor pool, and a fenced off-leash area with separate sections for large and small dogs.
It is also forest. The City lists owls, bats, deer and black bears among the animals that live there, and it keeps a sand nesting beach at the south end of Lost Lake for the endangered western painted turtle. A house that backs onto the park gets that quiet and that wildlife, bears included, so ask how the current owners store their garbage.
For indoor sport, the Poirier Sport and Leisure Complex at 633 Poirier Street is a 190,000 square foot building with pools, ice and a fitness centre.

The two houses on every street
Each kind of house needs its own set of checks.
- The older house
- Ask for an oil tank search, because BC's Ministry of Environment warns that a buyer can become liable for clean-up of a heating oil tank they did not know about. Ask for permits for any addition or suite, and have the inspector look at the wiring, the water pipes and the drain line to the street.
- The rebuild
- A house built in the last few years should be registered with BC Housing and carry a new-home warranty. Look it up in the New Homes Registry, ask for the warranty certificate and its start date, and confirm the builder closed the building permit with a final inspection.
- The lot under either one
- Since June 2025 most single-family lots in Coquitlam sit in one of four small-scale zones that can allow up to four homes, depending on the zone and the lot size. Look up the zone for the actual lot. It affects what the neighbours can build, too.
- Austin Avenue nearby
- The City's Southwest Shoulders and Corridors plan covers land along Austin Avenue. If the house is close to Austin Avenue, check whether the plan reaches its block and what it allows there.
