Southern Coquitlam, by the highways
Cape Horn: a lower price, and a highway next door
Cape Horn is a small neighbourhood of houses in the south of Coquitlam, around Cape Horn Avenue, Hillside Avenue and Warrick Street. It takes its name from the Cape Horn Interchange beside it, where Highway 1, the Lougheed Highway and the Mary Hill Bypass meet.
That location explains most of what you will find here. The houses ask less than in most of Coquitlam, and the Trans-Canada Highway is right beside them. You also live next to a major highway interchange. The right house here depends on how close it is to the traffic.

Compare the price per square foot as well as the price. A lower asking price on a smaller house can cost the same per square foot as a bigger one elsewhere.
Living beside the interchange
The Cape Horn Interchange joins Highway 1, the Lougheed Highway and the Mary Hill Bypass, which is the quickest route to Pitt Meadows and Maple Ridge. For someone who drives across the region, the main highways are a short trip from the front door.
The cost is noise. Houses on the streets closest to the highways hear traffic all day, and some hear it at night. The same house one or two streets further in can be quieter. Visit the house at the morning rush and again in the evening, stand in the back yard and in the bedrooms, and listen before you decide.

Before you buy in Cape Horn
- Noise, by street
- Map the house against the highways and the ramps. Two houses a block apart can hear different amounts of traffic, and that difference belongs in the price.
- The lot
- If the lot slopes, look at the driveway angle in winter conditions, the retaining walls, and where water goes in heavy rain.
- The suite
- The suite chart above shows how listings here describe their suites. If the house has one, ask for the City building permit. Without it, the City can require the owner to make it legal or remove it.
- Getting around without a car
- Check the bus trip to the nearest SkyTrain station in TransLink's trip planner for the exact address. The highway access that suits drivers does less for someone who takes transit.
