Central Port Coquitlam: the city's walkable downtown core
Central Port Coquitlam covers the area around Shaughnessy Street and Wilson Avenue — Port Coquitlam's main commercial strip, city hall, library, the West Coast Express station, Gates Park and Lions Park. It is the most walkable part of the city for day-to-day needs.
Houses here sit on smaller lots than Glenwood or Mary Hill, and many were built in the late 1960s. The neighbourhood also has the city's highest concentration of newer strata townhomes, with several complexes built in the 2000s along main corridors. For a buyer who wants to be inside the city on foot, this is the part of Port Coquitlam to start from.

Three things buyers check closely in Central Port Coquitlam
- Lot size and multi-unit potential
- Central Port Coquitlam lots are smaller than those in Glenwood or Mary Hill. Most are well above the 280 m² threshold for four units under the City's small-scale housing rules, and those within 400 metres of frequent bus service on Shaughnessy or Lougheed may qualify for six. For a buyer interested in adding units, check the exact lot size in PoCoMAP and ask the City's Planning Department what the rules allow.
- Suite permit and pre-1993 rules
- Most Central Port Coquitlam houses were built in the late 1960s, making the pre-1993 development-permit requirement for basement suites applicable here. Ask for the building permit and the development permit for any described suite, and check whether the suite in the listing matches the permitted drawings.
- The townhome strata documents
- The newer strata townhomes in this area were built in the 2000s, which means they are past their initial envelope warranty period but often before significant capital expenditures. Read the depreciation report and the contingency reserve fund balance, and compare the upcoming expenditures listed in the report against the reserve balance.
