Coquitlam City Centre

North Coquitlam: the apartment city around Lafarge Lake

North Coquitlam is the name the real estate board gives to Coquitlam's City Centre, so a search filed under it covers the towers and low-rises around Coquitlam Centre, Lafarge Lake and Town Centre Park. The listings sit on Glen Drive, Atlantic Avenue, Westwood Street, Heffley Crescent, The High Street, Pinetree Way and Guildford Way, and all but one carry a V3B postal code.

One fact shapes every decision here: almost everything for sale is an apartment. Of the homes listed in this board area at the last count, 130 were condos and 2 were townhomes. No detached house was listed at all. A buyer looking for a yard is looking in the wrong board area, and a buyer who wants to walk to a train is in exactly the right one.

This is also the part of Coquitlam that was built on purpose. The town centre concept dates to 1975, Coquitlam Centre opened in 1979, and the population of the area grew from roughly 5,000 people then to 31,380 by 2016. The towers you see going up now are the latest layer on a plan that is about fifty years old.

Why the board area and the neighbourhood name differ

People who live here say City Centre, or Town Centre, or just Coquitlam Centre after the mall. The real estate board files the same streets under North Coquitlam, and that is the name attached to every listing in the MLS® system.

This matters when you search. A listing site that groups by the board's area will show these homes under North Coquitlam, while a city planning document covering the same blocks will call it City Centre. They are the same place. If a search for one name returns little, try the other.

Cityecho pulled these figures from the MLS® feed on September 20, 2026 at 3:44 p.m. PT: every active listing for condos in the North Coquitlam board area of Coquitlam. Prices are asking prices, and sale prices can differ. Days listed count from the listing contract date. The listings further down this page load live, so their count can differ from these figures.

The three stations, and what each one is near

The Evergreen Extension runs through this area with three stations, which is why a five-minute difference in address can change the daily walk. Check the exact walk for any address in TransLink's trip planner rather than trusting a listing's description.

Coquitlam Central
The busiest of the three, with the West Coast Express platform and the bus exchange beside it. Useful if your commute leaves the SkyTrain network at some point.
Lincoln
Sits next to Coquitlam Centre and the shops along The High Street. The buildings around it are among the newest in the area.
Lafarge Lake–Douglas
The terminus of the line, beside Lafarge Lake and the David Lam campus of Douglas College. A train starting here is usually an empty train.

Three generations of building, in one area

The condos listed here split almost evenly across three eras: 50 were built between 1980 and 1999, 55 between 2000 and 2014, and 25 in 2015 or later. That mix is unusual, and it is the main thing to sort out before you compare prices.

An older building has a longer repair history you can read in the strata minutes and the depreciation report, and its major work may be closer. A newer one has more warranty left and less record. Neither is the safer buy on its own, and the documents are what tell you which one you are looking at.

Size follows the same pattern. The median listed apartment here is 894 square feet, and 116 of the 130 had two bedrooms or fewer. A three-bedroom apartment exists here but is uncommon, so expect to wait for one.

North Coquitlam townhomes against Burke Mountain

Only a couple of townhomes are listed here at a time, so the comparison is thin on this side. It still shows the trade: a townhome in the City Centre against a newer one on the hill.

With two listings on one side, a single unusual home moves the median. Read this as a rough direction, not a market rate.

Reading a City Centre strata before you offer

The building matters more than the unit in an area this dense. Work through these in order, and ask for anything missing before you remove a subject.

  1. 1

Read the last two years of strata council minutes, including the annual general meeting, and note every repair that is discussed more than once.

  2. 2

Read the depreciation report and find the date of the next major item: roof, windows, envelope, elevators, parkade membrane.

  3. 3

Check the contingency reserve fund balance against what the depreciation report says is coming, and ask whether a special levy has been voted on or discussed.

  4. 4

Read the bylaws for rentals, pets, age restrictions and short-term stays, because these change what the home is worth to you.

  5. 5

Ask for the Form B information certificate, which states the strata fee, any levies owing and the parking and storage assigned to the unit.

  6. 6

Compare the strata fee against the size of the unit, then against the figures on this page, and ask what the fee covers before deciding it is high or low.

If you are selling here

You are competing against a large number of similar homes, which is the defining feature of this market. At the last count 130 apartments were listed at once in this board area, and the middle half of them were asking between roughly the lower and upper quarter figures shown above.

That makes the ordinary things decisive: the photographs, the strata documents ready before the first showing, and an asking price set against what is actually listed rather than what sold last spring.
