Maillardville, where Coquitlam started
In 1909, 110 French Canadians arrived to work at the Fraser Mills sawmill. The community they built was named Maillardville, and the City of Coquitlam calls it the largest Francophone centre west of Manitoba in its day, and the place the rest of the city grew from.
More than a century later, Maillardville has some of the oldest houses in Coquitlam and some of its lowest-priced townhomes. Both facts shape what you should check before you buy, and both are on this page.

A mill town inside a city
The City of Coquitlam's history records that the Fraser Mills owners went looking for workers with logging experience and found them in Quebec. In 1909 a first group of 110 French Canadians arrived.
The community took its name from Father Maillard, a young Oblate priest from France. The City notes that its past is still visible in street names that honour early pioneers and in new buildings that reflect its French-Canadian heritage. On a walk through the listings area you pass French names on the street signs: Laval Street, Lebleu Street, Cayer Street, Begin Street.
Where the community gathers now
- Mackin Park
- At 1046 Brunette Avenue. It is home to Festival du Bois and to the public artwork Pioneer Spirit, and has four ball diamonds, two lit tennis courts, two playing fields, a skateboard area, a spray park, a playground and a walking trail around the edge.
- Maillardville Community Centre
- A 22,000 square foot centre at 1200 Cartier Avenue, with a single-court gym, a dance and fitness studio, a teaching kitchen, a lounge for seniors and youth, meeting rooms, space for children's programs and underground parking.
- Brunette Avenue
- A main road through the neighbourhood, with Mackin Park on it. If a house is on it or close to it, visit at the busy hours to hear the traffic.

Buying a house from the 1950s
Most houses for sale here were built before 1980, and many in the 1950s. Four checks matter more on a house that old.
- A buried oil tank
- Many Metro Vancouver houses from this era were heated with oil kept in a buried tank. BC's Ministry of Environment warns that a buyer can become liable for clean-up, even for a tank they did not know was there. Ask for a tank search before you remove subjects.
- Wiring and pipes
- Ask the inspector to open the electrical panel and to identify the water supply pipes and the drain line to the street. Replacing either is a real cost.
- Additions and suites
- Many houses this old have been changed over the years. Ask for permits for additions, a raised basement or a suite. The City says every secondary suite needs a building permit to be legal.
- What the lot allows
- Most single-family lots in Coquitlam moved into small-scale zones in June 2025. If the house was built before 1945, the City asks owners planning new homes on the lot to speak with Development Services first.
