Westwood Plateau: floor space, and the hill that comes with it

Westwood Plateau sits on the hillside directly above Coquitlam's City Centre. At the bottom are Lafarge Lake, Coquitlam Centre and two SkyTrain stations. At the top are streets of large family houses and townhome complexes, a golf course and the upper end of the Coquitlam Crunch.

The houses here are big and date from the 1980s, 1990s and 2000s. For a buyer that means more floor space for the money than most of Coquitlam offers, in a house old enough that the roof, windows and heating may need replacing. This page shows both sides.

Four places that organize the plateau

The Coquitlam Crunch
A 2.2 km climb with 242 metres of elevation gain, following the BC Hydro power line from the City Centre to the top of the plateau. It has over 890 steps. You can join it at Eagle Ridge Park, Guildford Way, two points on Lansdowne Drive, David Avenue, and Bramble Park on Panorama Drive, and there are washrooms and parking at Eagle Ridge Park and Bramble Park.
Summit Middle School
School District 43's middle school for grades 6 to 8, at 1450 Parkway Boulevard. Catchments go by address, so check the specific house in SD43's school locator.
The golf course
Westwood Plateau Golf & Country Club sits near the top of the plateau. Houses next to it have open space behind them. Walk the back fence line at different times of day before you buy a lot beside the course.
The City Centre below
Lafarge Lake, Coquitlam Centre mall, and the Lafarge Lake-Douglas and Coquitlam Central SkyTrain stations are at the foot of the hill. Both stations have Transit-Oriented Areas around them, so expect taller buildings to keep going up down there.

If you are selling on the plateau

A buyer who wants a large house can also buy a newer one on Burke Mountain. Your advantage is space. Their worry will be age. Make a one-page list of what has been replaced and when: roof, windows, furnace, hot water tank, and any plumbing or drainage work, with receipts. It answers the buyer's first question before they ask it.

If the house has a suite, have the building permit ready, or be clear that there is none. Buyers and their lenders treat a permitted suite and an unpermitted one differently.
