Burke Mountain, a neighbourhood still being built

Burke Mountain is the north-east corner of Coquitlam, on the slope that climbs toward Pinecone Burke Provincial Park. The City plans it under the Northeast Coquitlam Area Plan, and building is still going on: a village centre, a community centre and a joint middle and secondary school are all in progress.

So a purchase here has two parts. There is the neighbourhood you can use today, and there is a list of projects, each with its own date. This page keeps the two apart, shows what is for sale and at what prices, and links to separate guides for Burke Mountain houses and townhomes.

Coquitlam adopts the Northeast Coquitlam Area Plan, the plan that covers Burke Mountain.
July 17, 2017
Council adopts the Northwest Burke Vision, a 30-year plan for what the City calls "approximately 400 hectares (980 acres)" of undeveloped land above the Hyde Creek, Smiling Creek and Partington Creek neighbourhoods.

Construction of the Burke Mountain Community Centre starts with an official groundbreaking.

The community centre opens. The City's plans include a six-lane lap pool, a warmer leisure pool with a lazy river, a double gym, a fitness centre and a new branch of the Coquitlam Public Library. Burke Village Park, next to it, adds a splash pad and an elevated accessible pathway.

Four questions to settle before you buy here

What can be built on the empty land nearby?: The City describes the Northwest Burke Vision area as undeveloped land to be built on over 30 years or more. If the home is near the edge of the built-up streets, ask the City what the zoning and neighbourhood plan allow on the land beside it, and read the Vision document for the area above it.
Which school will the address go to?: Use School District 43's school locator for the exact address. Catchments can change when a new school opens, and Burke Mountain has one under construction. Smiling Creek Elementary, in the Smiling Creek neighbourhood, is one of the district's newer schools on the mountain.
How will you get down the hill every day?: Route 191 runs from Princeton Avenue to Coquitlam Central Station, where you can take SkyTrain or the West Coast Express. For a specific address, use TransLink's trip planner at the hour you would travel, and drive the route once at rush hour.
What will the construction mean for you?: The community centre, the school and the village centre are being built over several years. Living close to a building site means trucks, noise and closed sidewalks for a time, and new shops, pools and a library afterward. Decide which matters more to your household, and look at where the trucks will come from.

If you are selling a Burke Mountain home

Your buyers can also buy brand-new from a builder on Burke Mountain. The builder offers a full new-home warranty and a choice of finishes. You offer a home that is finished and ready now, often with landscaping, window coverings and a known strata or neighbours.

Prepare for that comparison. Know how many years of warranty your home has left, have the strata documents or the suite permit ready, and be ready to show what the same money buys from a builder, including the GST a buyer pays on new construction.

Is Burke Mountain in Coquitlam or Port Coquitlam?

It is in the City of Coquitlam. Some addresses have postal codes starting with V3B, the prefix Canada Post uses for central Port Coquitlam, so a mailing address can look like Port Coquitlam. Property tax, zoning and city services come from Coquitlam.

When will the Burke Mountain Community Centre open?

The City of Coquitlam expects it to open in 2029. Construction started with a groundbreaking on May 12, 2026. It will include a lap pool, a leisure pool, a double gym, a fitness centre and a library branch.

Is there a high school on Burke Mountain?
