Colony Farm Regional Park
Colony Farm runs along the western edge of Citadel between the Coquitlam River and the Mary Hill Bypass. Metro Vancouver Regional Parks operates it as a working ecological reserve and passive recreation area. The trail network includes more than 15 kilometres of paths through wetland, grassland and riparian forest, connecting at the south to the Traboulay PoCo Trail's South Pitt River section near the Citadel Landing boardwalk.
For a buyer, the park's value is that no development can occur on it, which means the western edge of Citadel backs onto permanent open space. The trade-off is that some lots along the park boundary have less privacy from other trail users than a home backing onto a standard fence line.
Four things to check before buying in Citadel
- The school catchment for the exact address
- Castle Park Elementary and Citadel Middle School serve most Citadel addresses, but School District 43 assigns catchments based on the street address, not the neighbourhood name. Check the exact address in SD43's school locator before you treat school proximity as a reason to choose one property over another.
- Suite permit and income assumptions
- About 42% of Citadel houses listed here describe a suite. Port Coquitlam requires a building permit for every secondary suite, and a development permit is required for a suite in a house built before 1993. Most Citadel houses were built in 1992 or 1993, so this boundary may apply. Check the City's permit records on PoCoMAP and ask for both permits before you include suite income in your purchase calculations.
- What the hillside slope means for the lot
- Citadel sits on a ridge, so some lots slope steeply from the street to the backyard. Look at the retaining walls from the downhill side, check where water runs across the lot during heavy rain, and ask your inspector to comment on drainage and any retaining structures.
- The multi-unit housing picture in Citadel
- Port Coquitlam allows three to six small-scale units on RS-zoned lots without rezoning. Citadel lots averaging around 5,200 square feet are above the 280 m² threshold for four units. Lots within 400 metres of frequent bus service on routes along Shaughnessy or Prairie Avenue may qualify for six. Ask the City's Planning Department for a written answer on a specific address.
