Ranch Park is a small neighbourhood of family houses north-east of Mundy Park. Its streets have two naming themes. Some come from sailing: Mariner Way, Spar Drive, Bosun Place, Windward Drive, Signal Court. Others come from ranching: Ranch Park Way and Lazy A Street.

Checking a suite before you count its rent

    Ask the seller in writing whether the suite has a City building permit, and ask for the permit number.

    Ask the City's building permit department to confirm the permit for the address.

    Walk the suite with your inspector. Look at the ceiling height, the windows in the bedrooms, a separate entrance, and smoke alarms.

    If there is no permit, get a contractor's estimate for bringing the suite to the permit standard before you remove subjects.

    Tell your lender and your insurer exactly what the suite is. Their answers can change what you can borrow and what your policy costs.

    Check the tenancy. If someone lives in the suite, ask for the tenancy agreement and whether the tenant will stay.

The rest of the house

A house from the 1970s has usually had some updates. Ask what has been replaced and when: the roof, the windows, the furnace and the hot water tank. Ask the inspector to look at the electrical panel and the water pipes.
