North-east of Mundy Park
Ranch Park houses, and the question of the suite
Ranch Park is a small neighbourhood of family houses north-east of Mundy Park. Its streets have two naming themes. Some come from sailing: Mariner Way, Spar Drive, Bosun Place, Windward Drive, Signal Court. Others come from ranching: Ranch Park Way and Lazy A Street.
Most of the houses for sale here were built before 1980, and many of them have a basement suite. A suite can be part of how a buyer plans to pay for the house, so this page spends most of its time on it.

Checking a suite before you count its rent
- 1
Ask the seller in writing whether the suite has a City building permit, and ask for the permit number.
- 2
Ask the City's building permit department to confirm the permit for the address.
- 3
Walk the suite with your inspector. Look at the ceiling height, the windows in the bedrooms, a separate entrance, and smoke alarms.
- 4
If there is no permit, get a contractor's estimate for bringing the suite to the permit standard before you remove subjects.
- 5
Tell your lender and your insurer exactly what the suite is. Their answers can change what you can borrow and what your policy costs.
- 6
Check the tenancy. If someone lives in the suite, ask for the tenancy agreement and whether the tenant will stay.
The rest of the house
A house from the 1970s has usually had some updates. Ask what has been replaced and when: the roof, the windows, the furnace and the hot water tank. Ask the inspector to look at the electrical panel and the water pipes.
Since June 2025 most single-family lots in Coquitlam are in small-scale zones that can allow more than one home. If you are thinking about a garden cottage or carriage house instead of, or as well as, a basement suite, look up the zone for the lot first.
