What the four small-scale zones allow

In June 2025 Coquitlam moved most single-family lots into four new zones to meet the Province's rule allowing up to four homes on most lots. Look up the zone of the actual lot before you plan anything.

An older-house inspection, item by item

A buried oil tank
Many older Metro Vancouver houses were heated with oil kept in a tank buried in the yard. BC's Ministry of Environment warns that if you buy a home with a heating oil tank, even without knowing it, you can become liable for future clean-up costs. Ask for a tank search, and if a tank is found, ask for removal and a clean soil report before completion.
Wiring, plumbing and drains
Ask your inspector to look at the electrical panel and wiring, the water pipes, and the drain line to the street, which can be checked with a camera. These are the costs a fresh coat of paint can hide.
Past renovations and the suite
Ask for the permits for any addition, basement suite or converted garage. An unpermitted suite becomes your responsibility on the day you take ownership.
What the City wants to hear first
The City asks owners planning small-scale housing to speak with Development Services first if the house was built before 1945, if there is a creek or steep slope on or beside the lot, or if the lot is in a Transit-Oriented Area or another planning study area.
