Selling a Coquitlam House to a Builder: What Makes a Lot Worth More

Since June 2025, most Coquitlam houses sit on land that is allowed to hold three or four homes. Owners hear that and assume their lot is now worth more to a builder than to a family. Sometimes it is. Often it is not, and the difference comes down to a short list of measurable things.
Permission is only the first ingredient
A builder needs four things to line up: a lot that physically works, a process that is quick enough to finance, city charges they can absorb, and finished homes that will sell at the end.
The zoning gives you the first part of the first one. Everything else on that list is specific to your property and to the market on the day you sell.
The lot itself
Area. To build on an existing Coquitlam lot the minimum is 280 square metres, about 3,014 square feet, with no minimum width. A lot at or below 280 square metres is capped at three homes rather than four. In the R-4 Intensive Small-Scale Residential zone, small-scale residential use is not permitted at all on a lot under 930 square metres.
Shape and access. This is the one most owners have never thought about. Coquitlam's simplified Standard Plan process, which uses the city's own approved triplex and fourplex designs and gets a faster staff review, applies to rectangular lots with current or future lane access under Schedule R of the Zoning Bylaw. If your lot is irregular, on a corner, or has no lane, the project goes to the full custom development permit process. That is more design fees and more months, and a builder prices both.
Slope. A slope on or beside the property means a geotechnical report, likely retaining walls, and a more expensive foundation. Coquitlam asks owners to speak with Development Services before starting where there is a steep slope.
Trees. A tree on or next to the property triggers an arborist report, and the city expects retained trees to be worked into the site design. A protected tree in the middle of the buildable area shrinks what can be built.
Creeks. A watercourse on or beside the property brings in a qualified environmental professional and a streamside assessment.
Water supply. Coquitlam says redevelopment proceeds without restriction where fire flow is 150 litres per second or more. Below that, the builder pays to upgrade the water system before building. That cost comes off your land price.
The charges a builder subtracts
Coquitlam charges $43,483 per unit in development cost charges on a duplex, triplex, fourplex or multiplex, plus $21,205 per unit in amenity cost charges. On a fourplex that is $258,752, before the charges collected for the regional water and sewer districts, TransLink and school sites.
Add design fees, the survey, engineering, the Coordinating Registered Professional, frontage works along the street, construction, financing and a profit margin. Subtract all of it from what four finished homes will sell for. What remains is the offer for your land. That is the whole calculation, and there is no magic in it.
Which matters more: the land or the house?
Compare two numbers. What would a family pay for your house as a home, and what does the land calculation above produce?
Coquitlam's detached benchmark price was $1,599,100 in August 2026. If your house is in good condition on a modest lot, the family number often wins. If the house is tired and the lot is wide, flat and has a lane, the builder number can win.
A house in decent shape is worth something to a family and close to nothing to a builder, who is going to demolish it. That is why the same property can draw two offers that are hundreds of thousands of dollars apart, and why you should market to both rather than guessing which buyer you have.
If you are inside a Transit-Oriented Area

The buyer for that land is usually assembling several lots together, and the value depends on your neighbours being willing to sell at the same time. A single lot surrounded by owners who will not move is worth what a homeowner will pay for it, whatever the maps say.
What the market is doing
Coquitlam's detached benchmark was down 5.9% over the year to August 2026, and detached sales that month were 42, down 22.2% from August 2025. New detached listings were 122, down 19.2%.
Builders buy land when they are confident the finished homes will sell. A slow resale market means fewer land buyers and more conservative offers. That is worth knowing before you set expectations.
Should you get permits first?
Almost never, if you are a homeowner. The process needs a topographic survey current within one year, a designer, a civil engineer, a structural engineer and a Coordinating Registered Professional to sign off at building permit stage. You carry the cost and the risk of a refusal.
What does add value is good information: a current survey, your zone confirmed, a note on lane access, the arborist situation and the slope. That lets a builder price your lot quickly and confidently instead of discounting for uncertainty.
