In Coquitlam West, townhomes sit in the band between the towers near the stations and the older houses further out. The City's plans put them there on purpose, and the plan adopted in May 2026 returned townhouses to some blocks where the provincial transit areas had replaced them.

Many of the townhomes for sale here are new, so the figures below include how many give a build year of this year or later. A new complex in this area can have a tower site across the street and different parking rules from the one a block away.

Three things that differ from block to block

Parking
Inside a Transit-Oriented Area, Coquitlam's zoning bylaw sets no minimum number of residential parking spaces, apart from accessible parking. In the Evergreen Line Shoulder Station Areas it asks for 1.25 spaces per home with two or more bedrooms and 0.15 visitor spaces per home. Confirm how many stalls come with the unit you are buying.
What is across the street
A townhome near the edge of a transit area can face a lot that is allowed to hold a much taller building. Check the tier of the land around the complex, and look for development notice signs on nearby lots.
How new the complex is
A new complex has more warranty left and less history. An older one has strata minutes and a depreciation report you can read, and its repairs are closer. Ask for both kinds of document and read them.
