Whether the suite is legal
The City of Coquitlam says every secondary suite needs a building permit to be legal. An owner found with an illegal suite must make it legal or remove it, and can be fined. Ask the seller for the permit, and check that the suite you see matches it.
The slope and the water
Lots on a slope often depend on retaining walls and drainage. Walk the whole lot, look at the walls that hold the ground back and at where water runs in heavy rain, and ask your inspector to report on both.
The land next door
Burke Mountain still has undeveloped land. If the house backs onto trees or an empty lot, ask the City what the zoning and neighbourhood plan allow there before you pay for the view.
