Westwood Plateau townhomes
Westwood Plateau townhomes: more room, older complexes
The townhomes on Westwood Plateau are larger than the Coquitlam average and come from complexes built in the 1980s, 1990s and 2000s. The figures below show their size, age and strata fees next to the rest of the city.
An older complex is the most important thing to understand in a townhome purchase here. Its roofs, siding and paving can be at the age when owners vote to replace them. The documents below tell you whether the strata has saved for that, or whether the bill will come to you.

The four documents that matter most
Ask for all four before you remove subjects. Together they show what the complex needs and who will pay for it.
- The depreciation report
- A professional estimate of when the complex's shared parts (roofs, siding, windows, paving, fences, pipes) will need repair or replacement, and what that will cost. The Province sets what the report must contain.
- The contingency reserve fund balance
- The complex's savings account for large repairs. Compare the balance with the repairs the depreciation report says are coming in the next few years.
- Two years of minutes
- Strata council and general meeting minutes show what owners are discussing: leaks, complaints, repairs being put off, and any vote to raise money.
- The Form B information certificate
- A form the strata issues for a specific unit. It states the strata fee, any money the owner owes, any special levy (an extra charge to owners for a specific project) that has been approved, and whether one is being proposed.

A higher strata fee in an older complex can be a good sign if the reserve fund is healthy, and a warning sign if it is being raised to catch up. The depreciation report tells you which.
