Coquitlam and Port Coquitlam House Prices, September 2026: What Detached Homes Cost Now

A typical detached house in Coquitlam was $1,584,400 in September 2026. In Port Coquitlam it was $1,240,600. Both figures fell again from August, and both cities remain below the Metro Vancouver detached price. Here is what the September numbers say for anyone buying or selling a house in either city.
The detached numbers for both cities
Greater Vancouver REALTORS publishes a benchmark price each month for every city it covers. A benchmark is a modelled price for a typical home of that type, with size, age and lot held steady, so the figure does not jump when a few unusual homes happen to sell. The September 2026 statistics package, released October 2, gives these detached figures:

A typical Coquitlam house costs $343,800 more than a typical Port Coquitlam house. Coquitlam sits $200,300 below the regional detached benchmark, and Port Coquitlam sits $544,100 below it.
Port Coquitlam has fallen faster this year. Its detached index is down 8.2% over six months and 6.2% over the last three months alone, against 2.5% and 3.9% for Coquitlam over the same periods.
How many houses sold
Benchmark prices describe what a typical home is worth. Sales counts tell you how many people acted. Detached sales and new listings from the board's area tables:

Port Coquitlam's jump from 5 sales to 26 looks large, but September 2025 had only 5 sales there, against 50 in July and August 2025 combined. The three-month totals give a steadier picture. From July to September 2026, Port Coquitlam recorded 62 detached sales, up 12.7% from 55 in the same months of 2025. Coquitlam recorded 142, down 19.3% from 176.
For the full year so far, January to September, Coquitlam detached sales are 447 against 446 in 2025, almost exactly level. Port Coquitlam is at 159 against 172, down 7.6%.
The median detached sale price, which is the middle price of the houses that actually sold, was $1,449,000 in Coquitlam and $1,262,500 in Port Coquitlam. In Coquitlam that is $135,400 below the benchmark. With counts this small the median moves a lot: Coquitlam's was $1,554,500 in August and $1,449,000 in September, a change of $105,500 in one month. Townhomes and apartments for comparison

What the regional ratio tells you
The board measures how quickly homes are selling with the sales-to-active-listings ratio: homes sold in a month divided by homes listed for sale. Across Metro Vancouver it was 10.9% in September 2026, and 9.7% for detached homes. Greater Vancouver REALTORS says prices tend to face downward pressure when the ratio stays below 12% for a sustained period, and upward pressure when it passes 20% over several months.
The board does not publish this ratio for each city, so we cannot give you a Coquitlam or Port Coquitlam figure. The regional detached ratio has been below 12% in both August (9.6%) and September (9.7%).
