Buying a Unit in a New Coquitlam Fourplex: What to Check Before You Sign

Walk through older Coquitlam neighbourhoods and you will start seeing them: four front doors where one house used to be. These are new listings in a familiar setting, and they sit somewhere between the two categories buyers are used to. Here is how to look at one.

What you are actually buying

A fourplex is four homes on what was a single-family lot. That one sentence explains most of the differences from a townhome complex.

The strata has three other owners instead of forty. The shared property is one roof, one set of walls, a driveway and the landscaping. There is no visitor parking requirement, no amenity room, and usually no property manager.

Coquitlam's own guidance for these projects lists a BC land surveyor producing a strata plan to create separate legal titles for strata units, which is how four homes on one lot can be sold to four different people. Ask the seller and your lawyer to confirm what form of ownership your specific project used, since the answer changes what you own and what you share.

What the zoning guarantees you

Three rules in Coquitlam's zoning bylaw set a floor under what a fourplex unit must provide.

Outdoor space. Every dwelling unit needs access to private or shared outdoor amenity area of at least 20 square metres. Across four units that is 80 square metres. The bylaw allows it to be private or shared, so ask which part is yours alone.

Indoor storage. Every unit needs an enclosed storage room on the main floor, one storey in height, windowless, not a bedroom closet, with one wall at least 1.8 metres long. The room must be 2.2 to 4.5 square metres in a home of 79 square metres or less, and 3.3 to 4.5 square metres in a larger one.

Parking, by unit size. Under 79 square metres gets one space. Between 79 and 158 square metres gets 1.5 spaces. Over 158 square metres gets two, and all of those may be tandem, meaning one car behind another in a single driveway run. If two of the four units are small, the property may have five or six spaces in total, which is fine until someone has visitors.

Height. In the R-1 zone the building is capped at three storeys on any face and 11.0 metres overall, with a basement counting as a storey if it projects more than 1.3 metres above finished grade.

The small strata question

Four owners is the real change, and it cuts both ways.

The upside: decisions are fast, the monthly fee is usually low because there is little to maintain, and there is no management company taking a cut.

The downside: when the roof needs replacing, four people split the bill rather than forty. There is rarely a professional manager, so the record keeping depends on whoever volunteers. And if one owner stops paying, the other three feel it immediately.

Questions for the developer

If the building is new, the developer is the only source of history. Ask:

  • Who was the Coordinating Registered Professional? Coquitlam requires one, either an architect or an engineer, on triplex and fourplex building permits, because these applications are treated as complex under the Building Bylaw.
  • For the disclosure statement and the proposed strata budget.
  • Which parking space and storage room belong to your unit, in writing.
  • How the outdoor amenity area is divided between private and shared.
  • What frontage works were built, meaning the curb, sidewalk, lighting and landscaping in front of the property, and whether any security deposits are still outstanding with the city.

What it should cost

There is no separate benchmark price for multiplex units. Greater Vancouver REALTORS reported Coquitlam benchmarks of $987,900 for townhomes and $646,100 for apartments in August 2026, and multiplex units get compared against those two.

That comparison is rough. A three-bedroom fourplex unit with its own entrance and a private patio has more in common with a townhome than a condo. A one-bedroom garden cottage behind a house has more in common with an apartment. Judge the specific home against recent sales of genuinely similar homes nearby, not against a category average.

Who a fourplex unit suits

It works well if you want a ground-level home with your own front door in an established neighbourhood, and you are comfortable sharing decisions with three neighbours rather than paying a management company to make them.

It works less well if you host often and parking matters, or if you want the predictability of a large strata with a professional manager, a reserve fund built over decades, and a depreciation report you can read before you buy.
