What sold-price data tells you, and what it does not

REW states it is the only home-search site offering instant access to complete BC property sales information, and the data covers 12 months of sales. That is a useful tool when you want to know whether an asking price is close to what buyers have recently paid for comparable properties in the same area.

What the data cannot tell you is whether any specific house was in the same condition as the one you are considering, whether the seller accepted the first offer or negotiated over several weeks, or whether a strata building the comparable sat in was better or worse managed. Those distinctions matter when you are trying to understand a price difference of $50,000 or $100,000.

The practical use of sold data is to narrow your range of expectations before you visit. It does not replace the conversation with a professional about what a specific property is actually worth in its current state.

No. Before a licensee provides trading services they must give you the Disclosure of Representation in Trading Services form and review it with you. That form states whether you are being treated as a client or a non-client. A buyer agreement is a separate document.
